Urgent and Emergency Repairs
It is very important that you report any urgent or emergency issues immediately.
If the urgent repair occurs outside office hours and your property manager cannot be contacted, please contact one of our preferred trades people.
In accordance with the Residential Tenancies Act, Urgent Repairs are generally classified as:
- Burst water service, blocked or broken toilet system.
- Serious roof leak.
- Gas leak or dangerous electrical fault.
- Flooding or serious flood damage, serious storm or fire damage.
- Failure or breakdown of any essential service or appliance provided by the Residential Rental Provider or agent for hot water, water, cooking, heating, cooling or laundering failure or breakdown of the gas, electricity or water supply.
- Any fault or damage in the premises that makes the premises unsafe.
- An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted.
- A serious fault in a lift or staircase
Weekend or After-Hours Maintenance
Should you have after-hours urgent maintenance, please contact the appropriate tradesperson from the list below and then notify for your Property Manager.
Please note that in the case of an emergency, the Residential Tenancy Act of 1997 allows you to organise urgent repairs on a weekend/after hours if you have made attempts to contact your property manager and have been unsuccessful. Urgent repairs are outlined on the list provided.
